Exhibit C ADDITIONAL TERMS A. MAINTENANCE AND USE 1. Licensee shall maintain the License Area, the equipment located therein, the fence, screen wall or other enclosure surrounding the License Area, and the immediate environs at all times in a neat, clean, litter-free, odor-free and sanitary condition. Maintenance includes, but is not limited to, steam cleaning quarterly of adjacent sidewalks and paved surfaces as necessary to remove grime and grease. 2. Licensee shall require all persons using the License Area to confine outdoor washing and cleaning of refuse and garbage containers to within the Refuse Area enclosure on the concrete wash pad. 3. Licensee shall maintain the License Area, including the exterior surfaces of the screen wall, refrigerator and gates in neat, clean, sound and graffiti-free condition at all times. Licensee shall promptly repair damage to the refrigerator, screen wall, fences and gates. Licensee shall maintain gates to the License Area in proper working order, and such gates are to remain closed at all times when not in use. Licensee shall at all times ensure that the License Area is screened from public view by a properly maintained wall, fence with slats or other screening materials approved by Agency. Licensee shall not use razor wire or similar material on the screening wall or fence surrounding the License Area. 4. Licensee shall not store nor permit to be stored any trash, refuse or other materials of any kind outside of the masonry screen wall or fence that encloses the Refuse Area. 5. No trash, refuse, or other materials shall be stored so as to be visible from outside the License Area. 6. The License Area shall at no time be used for storage or placement of any hazardous or toxic material or substance. B. FEE 1. Licensee shall pay Agency an annual fee ("License Fee") for the use of the License Area. The amount due for the year 2004 is One Hundred Dollars ($100) which sum shall be payable to the Agency within ten (10) days following the Effective Date. 2. Payment of the License Fee shall be made to the Finance Department, City Hall, 835 East 14th Street, San Leandro, CA 94577, prior to January 15 annually.
