I. Applicant shall comply with the following high standards for sanitation during <br />construction of improvements: Garbage cans, construction dumpsters, and debris piles <br />shall be removed on a minimum weekly basis. All food related trash items such as <br />wrappers, cans, bottles, and food scraps shall be disposed of in closed containers only <br />and shall be regularly removed from the site. Inspections, conducted as part of the <br />regular construction compliance, will be conducted to ensure compliance of the <br />Applicant and contractors with this requirement. <br />J. Applicant shall direct all roof down spouts from the new structure to drain onto <br />landscaped areas. Applicant shall construct new on-site impervious surfaces to drain <br />storm water to landscaped areas wherever possible. <br />K. Applicant shall provide the number of off-street parking spaces required by the <br />planning department, and the provided parking spaces shall conform with City <br />standards. A standard parking space within a garage is 10' x 20'. <br />L. <br />V. FIRE DEPARTMENT <br />A. Prior to the issuance of a building permit, the proposed project shall be required to <br />meet minimum fire flow standards as per Appendix III-A of the California Fire Code. <br />If the nearest hydrant is not within standards, a new hydrant will be required. <br />Automatic fire sprinklers may be provided to mitigate hydrant deficiency. <br />Verification of adequate water supply for this building shall be provided. Applicant <br />shall provide information available from EBMUD on what fire flow (gpm) is <br />available at the site. <br />B. A minimum 20 feet wide emergency vehicular access road shall be provided within <br />150 feet of all of the exterior walls of the rear unit. The roadway shall be designed to <br />hold the weight of emergency vehicles. An alternate to providing the road is to <br />provide a NFPA 13D sprinkler system in the rear unit. A permit is required from the <br />Fire Department prior to installation of the sprinkler system. Measures shall be <br />provided prior to start of construction (roadway) or prior to occupancy (sprinkler <br />system). <br />C. Prior to the start of construction, fire hydrants shall be available or an additional fire <br />hydrant provided as required by CFC appendix C. <br />D. The project shall comply with the applicable Building and Fire Codes as adopted by <br />the City of San Leandro. A second exit from the second floor is not required per <br />CBC 1019.2. Building construction plans shall be submitted and approved prior to <br />start of any work through completion of the project. <br />VI. POLICE DEPARTMENT <br />A. The applicant shall submit typical details and specifications for the security of the <br />new dwelling unit with details subject to the review and approval of the City of San <br />Leandro Police Department and the Community Development Director.
