CONDITIONS OF APPROVAL <br />PLN2008-00018 <br />14676 Doolittle Drive <br />Royal Ambulance, Inc. (Applicant) and R & D Kirschenbaum (Property Owners) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant and/or property owner shall comply with Exhibits A and B, dated <br />May 14, 2008, except as hereinafter modified. (Exhibits are on file at the City of <br />San Leandro Development Services Department, 835 East 14th Street, San Leandro, <br />California). <br />Exhibit A -Site Plan <br />Exhibit B -Floor Plan <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in intexest who assumes responsibility for the zoning approval is <br />informed of its terms and conditions. <br />II. USE RESTRICTIONS <br />A. This conditional use approval permits a non-emergency medical transport <br />(ambulance) service, with seven ambulances, in the IL District within 1,000 feet of a <br />Residential District. Any change to the number of vehicle(s) or equipment parked <br />or stored on the property shall be submitted in writing for the review of the <br />Community Development Director, who may approve the request administratively <br />or direct it to the Board of Zoning Adjustments for a formal public hearing. <br />B. Permitted hours of operation are 7 a.m. to 7 p.m., Monday through Saturday, with <br />occasional after-hours services. <br />C. No flashing lights or sirens shall be used on the ambulances. This use shall operate <br />in conformance at all times with California Vehicle Code Section 21055, which <br />regulates non-emergency transport vehicles. <br />D. Parking of ambulance vehicles shall be designated inside the warehouse portion of <br />the building, with any overflow ambulance parking restricted to the rear of the <br />parking area, away from nearby residential uses. Any storage of equipment and <br />materials for the ambulance service shall be stored inside the building at all times. <br />There shall be no outdoor storage or display of equipment or materials. <br />E. No automotive repair work on the ambulances shall be conducted on the property. <br />F. Any change in signage proposed by the applicant shall conform to Article 18 of the <br />San.Leandro Zoning Code. <br />Conditions of Approval June 23, 2008 <br />PLN2008-00018 Page 3 of 5 <br />
