CONDITIONS OF APPROVAL <br />PLN2008-00015 <br />1700 Marina Boulevard (Sheet Metal Union Offices and Training Center) <br />Sheet Metal Workers etal. (applicant and property owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The project shall comply with Exhibits A through E, dated July 25, 2008, except <br />as hereinafter modified. (Exhibits are on file at the City of San Leandro, <br />Community Development Department, 835 East 14th Street, San Leandro, <br />California, 94577). <br />Exhibit A -Site Plan, ALTA/ACSM Survey <br />Exhibit B - Enlarged Site Plan <br />Exhibit C - Sign Construction Detail <br />Exhibit D - Sign Constriction Detail <br />Exhibit E - Color Photograph of Conceptual Sign <br />B. The applicant and/or property owner shall be responsible for assuring that any <br />successor in interest who assumes responsibility for this zoning approval is <br />informed of its terms and conditions. <br />C. Conditions of Approval to CU-91-6 (Conditional Use Permit) shall remain in full <br />effect except as hereinafter modified. <br />D. Construction shall commence within one (1) year following approval of the <br />Administrative Review approval, and shall be substantially completed one year <br />after commencement of constriction. For the purpose of compliance with this <br />condition, commencement of construction shall be defined as the pouring or <br />construction of a substantial portion of the freestanding sign foundation structure. <br />Pursuant to Zoning Code Section 5-2218, this approval shall lapse on July 25, <br />2009 unless a) a building/sign permit has been issued, coupled with diligent <br />progress evidencing good faith intent to commence the intended use, or b) a <br />written request for aone-year extension of the use permit is approved by the <br />Zoning Enforcement Official. <br />II. PERMITTED USE <br />A. This approval is for an Administrative Review permitting exception of an eight <br />foot tall freestanding monument sign to be within two feet of the Marina Boulevard <br />right-of way line (front property line) where four feet is the minimum setback <br />pursuant to Zoning Code Section 4-1806 C. 5., which requires a freestanding sign <br />not be closer to a property line one-half times its height at 1700 Marina Boulevard, <br />Alameda County Assessor's Parcel Numbers 79A-338-6. <br />Agreement to Conditions July 25, 2008 <br />PLN2008-00015 Page 3 of 4 <br />
