Q. Applicant shall provide utility service to all buildings on site via underground <br />conduits. <br />R. Applicant shall provide a separate sewer lateral for each unit and shall install a <br />sewer cleanout at the property line for each lateral prior to the issuance of a <br />certificate of occupancy. <br />S. Applicant shall direct all roof down spouts to drain onto landscaped areas. <br />Applicant shall construct on-site impervious surfaces to drain storm water to <br />landscaped areas. <br />T. Applicant shall provide the number of off-street parking spaces required by the <br />Zoning Code, and the provided parking spaces shall conform to City standards. A <br />parking space within a garage shall be a minimum of 10 feet by 20 feet. <br />IV. FIRE DEPARTMENT REQUIREMENTS <br />A. Prior to issuance of building permits, the applicant and/or property owner shall <br />provide information available from EBMUD on the available fire flow in gallons <br />per minute (gprn) at the closest hydrant. A minimum 1750 gpm at the closest <br />hydrant shall be required for this project. If the required fire flow at the hydrant is <br />not available, automatic sprinklers may be required in the dwelling units as an <br />alternative means of fire protection, to the satisfaction of the Fire Marshal. <br />B. Prior to commencing any vertical construction on the property, a minimum 20 <br />feet wide emergency vehicle access road shall be provided within 150 feet of all <br />of the exterior walls of the rear units. The driveway shall have red curbs or <br />signage that states, "No stopping fire lane CVC 22500.1" with the location <br />approved by the Fire Department. The roadway shall be designed to hold the <br />weight of emergency vehicles. <br />C, Prior to issuance of Certificate of Occupancy, the project shall comply with all <br />applicable Building and Fire Codes as adopted by the City of San Leandro. <br />Building construction plans shall be submitted and approved prior to start of any <br />work. <br />V. CONSTRUCTION PROVISIONS <br />A. Construction activity shall not commence prior to 7:00 a.m. and shall cease by <br />7:00 p.m. Monday through Friday, and construction activity shall not commence <br />prior to 8:00 a.m. and shall cease by 7:00 p.m. on Sunday and Saturday. No such <br />construction is permitted on Federal holidays. As provided in this City of San <br />Leandro's Noise Ordinance (ORDINANCE NO. 2003 - 005), "construction" <br />shall mean any site preparation, assembly, erection, substantial repair, alteration, <br />demolition or similar action, for or on any private property, public or private <br />right-of way, streets, structures, utilities, facilities, or other similar property. <br />Construction activities carried on in violation of this Article may be enforced as <br />provided in Section 4-ll-1130, and may also be enforced by issuance of a stop <br />Conditions of Approval June 19, 2008 <br />PLN2008-00014 Page 6 of 8 <br />
