LEASE <br />SAN LEANDRO BOYS' AND GIRLS' CLUB <br />THIS LEASE is made and entered into this 18th day of March, <br />1991 by and between the CITY OF SAN LEANDRO, a municipal <br />corporation, hereinafter called "City" and SAN LEANDRO BOYS' AND <br />GIRLS' CLUB, a non-profit corporation, hereinafter called <br />"Lessee . " <br />1. DESCRIPTION OF PREMISES. <br />For and in consideration of the faithful <br />performance by Lessee of the agreements, covenants, terms and <br />conditions thereof and of the payments herein provided to be made <br />by Lessee, City does hereby lease and demise unto Lessee and <br />Lessee does hereby ].ease, hire and take from City approximately <br />79,931 square feet of land, including the improvements thereon, <br />located at 401 Marina Boulevard, San Leandro, County of Alameda, <br />State of California and shown on that plat hereto attached, <br />marked "Exhibit A" hereinafter referred to as the "Premises." <br />2. TERM; OPTION; CANCELLATION. <br />The term of this lease shall be twenty-five (25) <br />years, commencing upon March 18, 1991. Lessee shall have an <br />option to renew this Tease for an additional term of ten (10) <br />years upon terms and conditions to be agreed upon by the parties <br />at the time of exercise of this option. Provided, however, <br />should the City determine at any time during the ten (10) year <br />option period that the demised premises are necessary for <br />municipal purposes, it shall have the right to terminate the <br />lease upon giving lessee written notice of such termination at <br />Least one (1) year prior to the effective date of the <br />termination. <br />Upon the issuance of a termination notice pursuant <br />to this paragraph 2, City shall make every good faith effort to <br />assist Lessee in obtaining alternate premises to which Lessee may <br />reasonably relocate its facilities. Provided, however, City <br />shall not be obligated to purchase, lease or otherwise provide <br />alternate premises far Lessee, nor to construct or install <br />facilities or other improvements for use by Lessee. <br />March 19, 9941 <br />csl\agree\slbc.lse 1 <br />
