As of
February 20, 2009, there is $308,541 available in the CIP Fund.
As listed above, the CIP proposed in 2009 includes refurbishing the range structure, replacement
of range structure amenities and upgrades to the Marina Pump Station, with anticipated
construction costs of $242,000 for both items. Below is a brief description of the projects.
Range Structure Refurbishment & Amenities Replacements. As part of AGC's agreement
with the City, AGC renovated the driving range at Monarch Bay in 1998. Included in the
renovation was the construction of a double deck tee-structure which can accommodate up to 60
golfers. In 1999, Monarch Bay received the honor of "Top New Range in The Country" by
Range Land publication. Since that time no meaningful improvements have been undertaken on
the range structure. The CIP proposed for the structure is thorough preparation; full priming and
two finish coats of paint to the entire range structure. The preparation involves scraping and
sanding the entire surface to remove all poorly bonded existing coatings and to create teeth for
proper adhesion of new coatings. The replacement of range amenities include, but is not limited
to wind screens, synthetic mats, bag stands, automated ball machines, ball elevator and target
nets.
Marina Pump Station Upgrades. The Marina Pump Station was originally built in 1963, and
upgraded in 1983. This station is critical to the irrigation of the Marina Course and the northern
portion of the Tony Lema Course. The proposed project involves the removal of the existing
pump system and installation of a new Flowtronex system. This will greatly enhance the
irrigation system.
Staff is confident that completing these two projects will continue to ensure that Monarch Bay
remains competitive in today's golf market. Staff believes that these two proposed CIP projects
will not only improve the golf experience at Monarch Bay but will also increase revenues at the
same time.
