Hollister <br />City Manager <br />RESOLUTION INITIALLY ACCEPTING SUBDIVISION IMPROVEMENT WORK FOR <br />TRACT 7560 AT 82 CHUMALIA STREET; ASSESSOR'S PARCEL NO. 077-0446-011, <br />OWNER: MAYBELLE PROPERTIES, LLC, DEVELOPER: MAYBELLE PROPERTIES, <br />LLC <br />SUMMARY AND RECOMMENDATION <br />This resolution provides for the initial acceptance and subsequent release of the Maintenance <br />Bond for subdivision improvement work constructed by Maybelle Properties, LLC as part of an <br />eleven (ll) unit residential condominium project. <br />Staff recommends initial acceptance of the subdivision improvement work for Tract 7560 at 82 <br />Chumalia Street by Maybelle Properties, LLC. <br />BACKGROUND <br />On November 1, 2004, by Resolution No. 2004-156, the City Council approved Vesting <br />Tentative Map 7560 for Tract 7560, a residential condominium development project with 11 <br />attached units at 82 Chumalia on a parcel that previously contained a single family home. <br />On November 7, 2005, by Resolution No. 2005-149, the City Council approved the Final Map <br />for Tract 7560 and entered into a Subdivision Improvement Agreement with the developer to <br />guarantee construction of the public and private improvements. The public improvements <br />included the construction of curb, gutter, sidewalk, ADA ramps, street trees, and a street light in <br />compliance with the approved Improvement Plans and the Subdivision Improvement Agreement <br />for the project. All of the improvements were constructed to City standards. <br />Analysis <br />The developer has submitted the required maintenance security and insurance to guarantee that <br />any defective work will be repaired or reconstructed during the required one-year warranty <br />periad that will begin March 16, 2009. <br />
