Applicant shall pay design review fees, park facilities development impact fees, <br />permit fees, inspection fees, sewer connection fees, and any other fees charged by <br />the City or other reviewing agencies for the review, approval, permitting and <br />inspection of the public and/or private improvements. <br />D. Applicant shall pay the Development Fee for Street Improvements (DFSI) prior to <br />issuance of a building permit; credit will be given for the existing use. This use <br />will be considered personal services, the base fee for personal services is currently <br />$1.79/sf. The existing use will be assumed to be general industrial unless other <br />information is submitted. The current base credit for general industrial is $0.96/sf. <br />The exact fees will be determined at the time of Building Permit Issuance and will <br />be adjusted to reflect any change in the ENR Construction Cost Index. <br />E. Applicant shall comply with the following high standards for sanitation during <br />construction of improvements: Garbage cans, construction dumpsters, and debris <br />piles shall be removed on a minimum weekly basis. All food related trash items <br />such as wrappers, cans, bottles, and food scraps shall be disposed of in closed <br />containers only and shall be regularly removed from the site. Inspections, <br />conducted as part of the regular construction compliance, will be conducted to <br />ensure compliance of the Applicant and contractors with this requirement. <br />F. California Building Code Section 907.2.6 requires Fire Alarm System in I-4 <br />occupancy. <br />G. Number of toilets must be based on California Plumbing Code Table 4-1. <br />H. Toilet Facilities must be accessible as per CBC Section 1106B for Group E <br />Occupancies and CBC Section 1109B for Group I Occupancies. <br />I. Parking stalls and path of travels must be accessible. <br />J. San Leandro Public Works, in coordination with the applicant, shall install a 12- <br />foot long red curb along Maud Avenue, between the church exit driveway and the <br />area marked "hallway" on the plans dated July 17, 2008 to ensure adequate traffic <br />flaw from the church's exit driveway onto Maud Avenue. <br />V. FIRE DEPARTMENT CONDITIONS: <br />A. This appears to be an E-3 occupancy for children over 2 % years old and an I-4 <br />occupancy for children under 2 % years old. The California Building Code <br />section 907.2.3 requires a manual and automatic fire alarm system when an E-3 <br />day care has more than one room. The California Building Code section 907.2.6 <br />requires a manual fire alarm system in an I-4 occupancy. The California Building <br />Code section 903.2.5 requires an automatic fire sprinkler system throughout the <br />building.
