All improvements shall be designed and constructed in accordance <br />with the City's Design Standards, Specifications and Standard Plans, unless <br />otherwise specifically approved by the City Engineer. <br />G. A Development Fee for Stxeet Improvements (DFS>) of approximately <br />$58,590.00 ($0.93 per SF of industrial warehouse space) has been assessed to <br />this project. The actual figure will be determined prior to issuance of any <br />building permits for this project and will be calculated using the latest <br />DFSI fee schedule, which is updated every fiscal year. <br />H. Applicant shall pay a Sewer Connection fee as required by City Ordinances <br />and regulations prior to issuance of a building permit. <br />I. Onsite parking spaces shall be per City Standard Plan No. 600 & 602. <br />7. Stop signs shall be installed at both driveways facing traffic exiting this <br />property. <br />K. Ramps shall be provided from the handicap stalls onto the accessible pathway <br />adjacent to the proposed building. <br />L. The swing gates at the secondary entrance shall be set back at least 20' from <br />the public right-of--way. <br />M. Applicant shall remove any broken and uplifted driveway, sidewalk, curb and <br />gutter along the full project frontage and shall construct new City standard <br />driveway, sidewalk, curb and gutter in the same location and alignment as the <br />existing facilities. <br />N. All abandoned driveways shall be removed and replaced with City standard <br />sidewalk, curb and gutter. <br />O. Prior to the issuance of building permits for the project, the Applicant shall <br />obtain an encroachment permit from the San Leandro Engineering and <br />Transportation Department for work to be performed within the public right- <br />of-way, such as the installation of the driveway for the secondary entrance. <br />P. The Applicant shall comply with the provisions of the City's Grading <br />Ordinance and the Urban Runoff Clean Water Program. The City requires a <br />grading permit any time more than fifty (50) cubic yards of material is <br />moved or more than 5000 square feet is disturbed. The Ordinance requires <br />that an erosion control and sediment plan be prepared, submitted and <br />approved by the City prior to issuance of a Grading Permit. <br />Q. Due to the size of this project, both water treatment and hydro modification <br />measures are necessary. Landscaped bio-ponds are shown on the site plan, but <br />there are no proposed grade labels, so it is difficult to tell if they are designed <br />properly.
