City of San Leandro <br />Community Development Department <br />Planning Services Division <br />CONDITIONS OF APPROVAL <br />PLN2008-00029 -1680 Graff Avenue <br />O. Tan (Applicant) and J. Libby (Property Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through C, attached to <br />the staff report dated September 9, 2008, except as hereinafter modified. (Exhibits <br />are on file in the City of San Leandro Community Development Department, 835 <br />East 14th Street, San Leandro, California, 94577). <br />Exhibit A: Site Plan, Including Adjacent Dwelling <br />Exhibit B: Deck Plans <br />Exhibit C: Elevations <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. Construction shall commence within one (1) year following Zoning Enforcement <br />Official approval of the Major View Preservation/Site Plan Review and shall be <br />substantially completed one year after commencement of construction. For the <br />purpose of compliance with this condition, commencement of construction shall <br />be defined as the construction of a substantial portion of the building foundation <br />structures. <br />D. This Major View Preservation/Site Plan Review approval permits the construction <br />of atwo-level, wood deck, with approximately 736 square-feet to the rear of the <br />existing home, at 1680 Graff Avenue, Alameda County Assessor's Parcel Number <br />77-613-6. <br />E. The subject residence shall be limited to single-family occupancy, only, unless the <br />City grants approval of a permit for any other unit. For the purposes of this <br />condition, installation of any appliances for cooking, including, but not limited to <br />a stove, hot plate or microwave oven, in any room other than the individual <br />kitchen in the existing dwelling unit within the single-family home, shall be <br />deemed the creation of an additional kitchen and therefore creation of an <br />additional dwelling unit. Specifically, bedrooms or any room other than the <br />designated kitchen in the home on the property shall not have any other kitchen <br />and shall not be acknowledged as a separate dwelling unit at the subject property. <br />Agreement to Conditions September 9, 2008 <br />PLN2008-00029 Page 3 of 5 <br />
