Cooke, Principal E '~ineer <br />fi <br />SUBJECT PROJECTIPROJECT DESCRIPTION: <br />SUMMARY AND RECOMMENDATION <br />This resolution provides for the initial acceptance of public improvements and subsequent <br />release of the Maintenance Bond for work constructed within the public right of way by <br />Washington/Springlake Properties, LLC as part of a forty-three unit townhome project. <br />Staff recommends initial acceptance of the public improvement work for Tract 7579 located at <br />14953, 14969 and 14981-14985 Washington Avenue by Washington/Springlake Properties, <br />LLC. <br />BACKGROUND <br />On March 20, 2006, by Resolution No. 2006-028, the City Council approved a final subdivision <br />map and public and private improvement agreements for Tract 7579; a development project with <br />forty-three townhouse units on four vacant parcels. The City Council extended the improvement <br />agreement's time for completion until December 20, 2009. <br />The developer has recently completed the work by removing the final overhead utility lines from <br />Washington Avenue. All public improvements consisting mainly of underground utilities, a <br />traffic signal, and roadway modifications to Washington Avenue are complete. This work has <br />been inspected and found to be in accordance with City standards. <br />y^. <br />Stephen L. Hollister <br />City Manager <br />The private improvements, consisting mainly of roadways, landscaping, and sidewalks within the <br />development, are not complete and are not being accepted at this time. A separate resolution will <br />be required to accept the private improvements at a later date. <br />
