Cooke, Principal E '~ineer fi SUBJECT PROJECTIPROJECT DESCRIPTION: SUMMARY AND RECOMMENDATION This resolution provides for the initial acceptance of public improvements and subsequent release of the Maintenance Bond for work constructed within the public right of way by Washington/Springlake Properties, LLC as part of a forty-three unit townhome project. Staff recommends initial acceptance of the public improvement work for Tract 7579 located at 14953, 14969 and 14981-14985 Washington Avenue by Washington/Springlake Properties, LLC. BACKGROUND On March 20, 2006, by Resolution No. 2006-028, the City Council approved a final subdivision map and public and private improvement agreements for Tract 7579; a development project with forty-three townhouse units on four vacant parcels. The City Council extended the improvement agreement's time for completion until December 20, 2009. The developer has recently completed the work by removing the final overhead utility lines from Washington Avenue. All public improvements consisting mainly of underground utilities, a traffic signal, and roadway modifications to Washington Avenue are complete. This work has been inspected and found to be in accordance with City standards. y^. Stephen L. Hollister City Manager The private improvements, consisting mainly of roadways, landscaping, and sidewalks within the development, are not complete and are not being accepted at this time. A separate resolution will be required to accept the private improvements at a later date.
