Hinckley (ApplicanbProperty Owner) <br />I. COMPLIANCE WITH APPROVED PLANS <br />A. The applicant/property owner shall comply with Exhibits A through D dated <br />December 16, 2008, except as hereinafter modified. <br />Exhibit A -Site Plan <br />Exhibit B -Elevation <br />Exhibit C -Photos of existing fence and similar photos of proposed fence <br />Exhibit D -Photo of proposed fence <br />B. The applicant/property owner shall be responsible for assuring that any successor in <br />interest who assumes responsibility for this zoning approval is informed of its terms <br />and conditions. <br />C. This fence modification approval allows for asix-foot tall fence within the <br />required 20-foot front yard along the Dowling Boulevard frontage where three feet <br />is the maximum permitted height, at 992 Dowling Boulevard, Alameda County <br />Assessor's Parcel Number 76-308-6-1. <br />IL GENERAL CONDITIONS <br />A. Prior to installation of proposed fence, a landscape plan and irrigation p1a~1 shall be <br />submitted for an approval of Zoning Enforcement Official showing how the area <br />around the fence enclosure will be replanted with screening vegetation and include a <br />tree specimen which would be appropriate in size and height. <br />B. An existing illegal accessory structure between the residence and the garage must be <br />removed prior to installation of proposed fence. <br />C. The gate and other fencing shall be stnicturally sound and well maintained at all <br />times; any damage to the gate shall be promptly repaired. <br />D. Any graffiti on the property shall be promptly removed. <br />E. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />Agreement to Conditions December 16, 2008 <br />PLN2008-00050 Page 3 of 4 <br />
