to obtain a loan for financing the Reader Board sign to be constructed on the Premises, and an <br />additional loan to finance the operation of Tenant's automobile dealerships adjacent to the <br />Reader Board sign, each secured by a leasehold deed of trust. Landlord has agreed to give the <br />beneficiary under such leasehold deed(s) of trust notice of any default by Tenant under the Lease <br />and the Amendments thereto and the right to cure such default pursuant to the Lease and the <br />Amendments. Landlord also agrees to recognize the purchaser of the leasehold at a foreclosure <br />sale as the tenant under the Lease, whether such purchaser is the beneficiary under a leasehold <br />deed of trust or a third party. <br />4. ASSIGNMENT. Tenant's rights and obligations under the Lease and <br />the Amendments shall not be assigned without Landlord's prior written consent, and any <br />assignment without such consent shall be void. <br />5. SUCCESSORS AND ASSIGNS. This Memorandum, the Lease and the <br />Amendments shall bind and inure to the benefit of Landlord and Tenant and their respective <br />heirs, successors and assigns; subject, however, to the provisions of the Lease and the <br />Amendments thereto related to assignment. <br />6.
