In addition, Tenant shall have the right, at any time and from time to time during the Lease Term, to encumber the leasehold estate created by this Lease by a second Leasehold Deed of Trust securing a loan in an amount not greater than One Million Two Hundred Fifty Thousand Dollars ($1,250,000.00), the proceeds of which must be applied to operation of automobile dealerships owned by Tenant and located within the San Leandro Autornall (the "Second Permitted Loan"). The combined term of the Second Permitted Loan and any extension or renewal thereof shall not exceed fifteen (15) years, and in any event shall not mature later than the end of the 35th year of the Term. 2. Section 9.6.5. is hereby added to read in its entirety as follows: 9.6.5. First and Second Permitted Loans. Tenant's encumbrance of the leasehold estate pursuant to Section 8.1. 3. All other provisions of the Ground Lease shall remain unchanged and in full force and effect. 4.
