EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL MAP FOR TRACT 7452 <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7452 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the subdivider has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval, which <br />are described below, for Vesting Tentative Map Tract 7452 <br />CONDITIONS OF APPROVAL <br />The following are the Conditions of Approval for Vesting Tentative Map for Tract 7452: <br />A. GENERAL COMMENTS <br />1. Site Improvement Plans for all on-site improvements and street improvement plans <br />for off-site improvements shall be prepared by a Registered Civil Engineer and <br />approved by the City Engineer prior to approval of the Final Map. All improvements <br />shall be designed and constructed in accordance with the City's Subdivision <br />Improvement Standards. Off-site improvements include, but are not limited to, the <br />following: drainage, utilities and landscaping; water mains and fire hydrants; sanitary <br />sewer system; utility undergrounding; and any other off-site improvements listed <br />herein, or as determined by the City Engineer to be necessary for a complete and <br />acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br />HEREBY NOTIFIES the applicant for this Project that the 90-day approval period (in <br />which the applicant may protest the imposition of any fees, dedications, reservations, or <br />other exactions imposed on this Project by these Conditions of Approval) will begin on <br />the date of the conditional approval of this Project. If the applicant/property owner fails <br />to file a protest within this 90-day period, complying with all of the requirements of <br />Government Code Section 66020, they will be legally barred from later challenging any <br />such fees, dedications, reservations or other exactions. <br />3. Public Utility Easements shall be provided over all off-site and on-site improvements <br />that do not already have easements. Public utility easements (PUEs), five (5) feet <br />wide, shall be located behind and parallel with the private street rights-of--way. <br />Additional PUEs, three (3) feet wide, for an aggregate of six (6) feet, shall be located <br />Final Map Tract 7452 Page 1 of 7 <br />
