4. Street lighting maintained by the Homeowner's Association, shall be provided over the <br />entire private street system, to the satisfaction of the City Engineer. <br />5. Handicap ramps shall be provided at appropriate locations, as directed by the City <br />Engineer. <br />C. STORM DRAINAGE <br />1. All storm water runoff from the project shall be collected in an underground system <br />and conveyed to an appropriate storm drain system. There is no storm drain available <br />on MacArthur Boulevard. Therefore, the developer shall install public storm drain <br />with one catch basin in MacArthur Boulevard and carry through private street and <br />follow the alignment of sanitary sewer at the rear of the adjacent lot on the south and <br />install new outfall in the San Leandro Creek. City of San Leandro will reimburse to <br />the developer, the cost of over sizing of Storm Drain line for the additional run-off <br />from MacArthur Boulevard beyond his frontage. Also, the City of San Leandro will <br />accept main storm drain through the subdivision as public and therefore will be <br />responsible for the maintenance after acceptance of the work. The applicant may <br />need approval from Alameda County Public Works Agency for installation of new <br />outfall into the San Leandro Creek. The subdivider shall submit Hydrologic and <br />Hydraulic calculations for review and approval of the City Engineer and/or Alameda <br />County Public works Agency. Developer shall dedicate public storm sewer easement <br />for the portion of the storm drain line inside the subdivision and acquire public storm <br />sewer easement in the neighboring property on the south area up to San Leandro <br />Creek. As public funds will be expended to reimburse the developer, City's <br />prevailing wage law will apply. This means, the contractor who will perform storm <br />drainage work shall pay its workers general prevailing rates of wages as determined <br />by the Director of Industrial Relations, State of California. <br />D. GRADING, EROSION AND POST-CONSTRUCTION CONTROLS <br />1. Prior to any grading operations, Developer shall submit all information including a <br />Grading Plan accompanied by Soils Engineering and Engineering Geology Reports, <br />in accordance with requirements of the City of San Leandro Municipal Code Title <br />VII, Chapter 12 and obtain a grading permit. <br />2. To control storm water pollution, the Developer shall comply with the regulations and <br />provisions contained in the City's Grading Ordinance, the City's Storm Water <br />Pollution Prevention Permit, and the National Pollutant Discharge Elimination <br />System (NPDES), to the satisfaction of the City Engineer. <br />3. Until such time as all construction for the development has been completed to the <br />satisfaction of the City Engineer, the subdivider shall provide curxent Erosion & <br />Sediment Control Plans, and amended the Storm Water Pollution Prevention Plans <br />(SWPPPs) for all portions of the site where construction is ongoing. Said Plans shall be <br />submitted to the City Engineer for review and approval on or before September 1 of <br />Final Map Tract 7452 Page 4 of 7 <br />
