EXHIBIT A <br />CITY ENGINEER'S REPORT <br />AND <br />CONDITIONS OF APPROVAL FOR <br />TRACT 7568 <br />1300/1370 DAMS STREET <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-420 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7568 and find that it is in substantial conformance with the <br />approved Tentative Map, and that the subdivider has either satisfied or provided security for the <br />improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal Code and <br />the State Subdivision Map Act and requirements of the Conditions of Approval, which are <br />described below, for the Tentative Map Tract 7568. <br />CONDITIONS OF APPROVAL <br />A. GENERAL CONDITIONS: <br />1. Site Improvement Plans for all on-site improvements and street improvement <br />plans for off-site improvements shall be prepared by a Registered Civil Engineer <br />and approved by the City Engineer prior to approval of the Final Map. A11 <br />improvements shall be designed and constructed in accordance with the City's <br />Design Standards, Specifications, and Standard Plans, unless otherwise <br />specifically approved by the City Engineer. Off-site improvements include, but <br />are not limited to, the following: drainage, street reconstruction, sidewalk, utilities <br />and landscaping, water mains and fire hydrants, sanitary sewer, utility <br />undergrounding, and any other off-site improvements listed herein, and necessary <br />for a complete and acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020(d)(1), the <br />City HEREBY NOTIFIES the applicant for this project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this project. If the <br />applicant/property owner fails to file a protest within this 90-day period, <br />complying with all of the requirements of Government Code Section 66020, they <br />will be legally barred from later challenging any such fees, dedications, <br />reservations, or other exactions. <br />Conditions of Approval Page 1 of 6 Tract 7568 <br />
