VII. ~ ENGINEERING DEPARTMENT <br />A. The proposed development shall comply with City ordinances, policies and <br />regulations. All improvements shall be in accordance with the City's Design <br />Standards, Specifications and Standard Plans unless otherwise specifically approved <br />by the City Engineer. <br />B. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If you <br />fail to file a protest within this 90-day period, complying with all of the <br />requirements of Government Code Section 66020, you will be legally barred from <br />later challenging any such fees, dedications, reservations or other exactions. <br />C. Site Improvement Plans for all on-site and off-site improvements shall be approved <br />by the City Engineer prior to the issuance of Building Permits for the project. All <br />improvements shall be designed and constructed in accordance with the City's <br />Design Standards, Specifications and Standard Plans, unless otherwise specifically <br />approved by the City Engineer. <br />D. Prior to the issuance of the Building Permit, the Subdivider shall pay Park <br />Development Impact Fee as per Section 800 of Chapter 1 Title VII of San Leandro <br />Municipal Code and Master Fee Schedule. Also, Subdivider shall pay Development <br />Fee for Street Improvement (DFSI), Utility Underground Conversion Fee, Sewer <br />Connection fee and other fees as required by City Ordinances and regulations. The <br />exact fee will be determined at the time of Building Permit Issuance and may be <br />adjusted to reflect any change in the ENR Construction Cost Index. <br />E. The following fees are assessed to the proposed single-family home on the new <br />3,600 SF lot: DFSI of $1,106.43, Utility Underground Conversion Fee of $1,132.00, <br />and Park Facilities Development Impact Fee of $13,857.66. <br />F. The current remodeling project under building permit BLD2007-02297 shall be <br />completed and finaled by the Building Department prior to the processing of the <br />parcel map by the Engineering and Transportation Department. <br />G. The future single-family residence to be constructed on Parcel "B" shall have utility <br />connections separate from those for the existing dwelling on Parcel "A". <br />H. Prior to the issuance of building permits for the project, the Applicant shall obtain <br />encroachment permits from the San Leandro Engineering and Transportation <br />Department for any work within the public right-Qf--way, such as a new driveway on <br />Myers Court for the future home on Parcel "B". <br />Agreement to Conditions March 5, 2009 <br />PLN2008-00026 Page 6 of 8 <br />
