C. The project shall remain in substantial compliance with the approved exhibits and <br />plans. Any change to the parameters of the proposed parcel map shall be subject <br />to the review and approval of the Zoning Enforcement Official, who may <br />administratively approve or require review by the Board of Zoning Adjustments as <br />a modification to appropriate application approval listed above. <br />III. ADDITIONAL PLAN SUBMITTALS <br />A. Prior to issuance of a Final Map for the subdivision of the property, a landscape <br />and irrigation plan shall be submitted for the landscaped areas. Said plans shall <br />include such details as, 1) tree size, species and location; 2) shrubs and <br />groundcovers; 3) installation specifications; 4) irrigation details; 5) water <br />conservation techniques; and 6) maintenance programs. To reduce on-site water <br />consumption and reduce the energy required for the pumping and distribution of <br />water, drought-resistant native species shall be used for site landscaping where <br />possible. All trees planted on the property or within the City right-of--way shall <br />have a minimum canopy height of eight feet above walkways and fourteen feet <br />above any roadway. The locations, species and sizes shall also be subject to the <br />review and approval of the Community Development Director. <br />B. Prior to approval of a building permit for the proposed new home on the Myers <br />Court frontage, the property owner shall submit detailed plans for the building <br />elevations that demonstrate that the facade details match the neighborhood <br />development. Said plans shall include window trim, eave and gutter, and roof <br />treatment details. Said plans shall be subject to the review and approval of the <br />Community Development Director. <br />C. Prior to approval of a building permit for the proposed new home on Myers Court, <br />plans shall be submitted for any proposed fencing and paving areas for the site. <br />The plans and details for fencing shall show location, height, decorative features, <br />and construction details showing materials and finishes to be used for <br />construction. The paving areas shall be partially permeable with details subject to <br />the review and approval of the Community Development Director. <br />D. Prior to approval of a building permit for the proposed new home on Myers Court, <br />a green building and water-efficient landscape checklist shall be completed and <br />incorporated into building permits for this project. For the purposes of this <br />condition, the checklists shall be the Build it Green GreenPoint Rated checklist for <br />New Homes, or an equivalent rating system, as approved by the Zoning <br />Enforcement Official, and the StopWaste.OrgBay-Friendly Landscape checklist. <br />IV. FIRE DEPARTMENT REQUIREMENTS <br />A. Any demolition or new construction shall comply with the applicable Building <br />and Fire Codes as adopted by the City of San Leandro. <br />AgreemenC to Conditions March 5, 2009 <br />PLN2008-00026 Page 4 of 8 <br />
