6. Developer shall design and construct the north end of Hyde Street in accordance with City <br />standards and to the satisfaction of the City Engineer. Future precise development plans and <br />tract map site plans shall include information necessary for the City Engineer to verify whether <br />proposed improvements meet the City requirements. Such information shall include, but not <br />be limited to, spot evaluations, driveway locations, gates, trees, etc. <br />7. The developer shall execute a public improvement agreement for all work within Hyde Street <br />and Chumalia Street prior to approval of a Subdivision Map for this site. <br />8. Prior to approval of the Subdivision Map for the project, the Subdivider shall submit five sets <br />of the Conditions, Covenants and Restrictions (CC&Rs) for the review and approval of the <br />City of San Leandro. The CC&Rs shall specify responsibilities of the Homeowners' <br />Association with respect to maintenance of the common property, structures on the property <br />and perimeter fencing. <br />9. All utility services to the new dwelling shall be placed underground from the appropriate service <br />location. <br />10. Sanitary sewer service to the project shall be provided by a single private sewer main <br />connected to the City's sanitary sewer main on Chumalia Street using a new sanitary sewer <br />manhole if required by City Engineer. <br />11. Storm drainage service to the project shall be provided by single private storm drain connected <br />to the City's storm drain on Chumalia Street or, with approval of Alameda County Flood <br />Control, by private storm drain outfall into San Leandro Creek. <br />12. Applicant shall remove any broken curb and gutter along the full project frontage of Chumalia <br />Street, and shall construct new City standard sidewalk, curb and gutter in the same location and <br />alignment as the existing curb and gutter. <br />13. Prior to the issuance of building permits for the project, the Applicant shall obtain an <br />Encroachment Permit from the Engineering and Transportation Department for any work within <br />the publicright-of--way of Hyde Street and Chumalia Street. <br />14. Site Improvement Plans for all on-site and off-site improvements shall be prepared by a <br />Registered Civil Engineer and approved by the City Engineer prior to the issuance of Building <br />Permits for the project. All improvements shall be designed and constructed in accordance <br />with the City's Design Standards, Specifications and Standard Plans, unless otherwise <br />specifically approved by the City Engineer. <br />15. Prior to the recordation of the Subdivision Map with the Alameda County Recorder, the <br />Subdivider shall submit to the City Engineer a computer disk with a file of the points and lines <br />of the final map in an AutoCAD readable format compatible with the City's Automated <br />Mapping System. <br />16. If the design of any site improvements requires encroachments onto neighboring properties <br />during construction, written agreements with that property owner shall be submitted to the City <br />Engineer, for review and approval, prior to approval of the Parcel Map. <br />Page 2 of 3 <br />
