1N THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br />RESOLUTION N0.2004-031 (3009) <br />RESOLUTION APPROVING FINDINGS FOR <br />VESTING TENTATNE MAP, TRACT 7531; 1300 AND 1335/1370 DAMS STREET <br />SUBDIVISION AT THE NORTH SIDE OF DAVIS STREET AT THE <br />CORNER OF DOUGLAS DRNE <br />ASSESSOR'S PARCEL NUMBERS 77A-0661-021-01 AND -02 <br />Findings <br />The City Council of the City of San Leandro finds that the proposed map, together with the <br />provisions for its design and improvements, are as follows: <br />A. The proposed map will be consistent with the General Plan in that it provides for low - <br />density residential zoning of RS Residential Single-Family, which is compatible with the <br />General Plan Land Use designation of Low Density Residential. <br />B. The design and improvements of the proposed subdivision is consistent with the General <br />Plan in that it includes an orderly division of parcels which are adequately served by <br />streets and with drainage for detached single-family residential development. <br />C. The site is physically suitable for residential development in that it is relatively flat, and <br />there are no known problems regarding, cultural, historical or scenic aspects. Soil <br />stability and remediation of hazardous materials will be reviewed thoroughly prior to <br />issuance of building permits. <br />D. The proposed density of development of one dwelling unit per 5,390 square feet ($ <br />units/acre) will be compatible with adjacent existing mixture of uses which includes low- <br />densityresidential development and commercial uses. <br />E. The design of the subdivision or proposed improvements is not likely to cause substantial <br />environmental damage or substantially and avoidably injure fish or wildlife or their <br />habitat as stated in the Mitigated Negative Declaration. <br />F. The design of the subdivision or type of improvements is not likely to cause serious <br />public health problems. A residential subdivision will not involve significant amounts of <br />hazardous materials or products. <br />G. The design of the subdivision or type of improvements will not conflict with easements, <br />acquired by the public at large, for access through or use of, property within the proposed <br />subdivision in that there are no known easements or proposed easements which the <br />subdivision may affect or may affect the subdivision. <br />
