The overall policy intent is to transform East 14~ <br />Street into a more pedestrian-friendly azea by building new streetscape improvements, establishing <br />Design Guidelines for new development and building renovations, and clarifying preferred land uses <br />throughout this portion of the Corridor. The General Plan acknowledges that East 14's Street is a <br />major transit comdor and is intended to support more dense, rrrixed-use development <br />To implement the goals of the Development Strategy, new zoning regulations have been crafted <br />which identify preferred land uses in the various "districts" that have been created along the <br />Corridor. The Development Strategy encourages mixed-use development and proposes new <br />Design Guidelines that will be used in conjunction with new zoning provisions that will regulate <br />building heights, setbacks, lot coverage, parking ratios, as well as defining preferred uses. <br />Surrounding land <br />uses and setting: North: .General Commercial <br />South: Bayfair Mall, Bayfair BART Station, and residential neighborhoods in <br />unincorporated Alameda County <br />East: Predominantly residential neighborhoods in unincorporated Alameda County <br />West: General commercial uses and residential neighborhoods <br />Setting: This portion of the East 14`s Street Corridor is located in the southern portion of San <br />Leandro, between Downtown and 150a' Avenue. Land uses are predominantly commercial, retail <br />use along with scattered residential azeas.
