The subdivider shall plant an average of at least one (1) street tree per lot within <br />the project frontages along the new street, and landscape frontage along Hesperian <br />Boulevard as directed by the Development Services Department. The trees along <br />Hesperian Boulevard shall be maintained by the homeowner's association for not <br />less than three years or until the trees are well established. <br />SUBDIVISION MAP <br />1. Prior to the issuance of building permits, the Subdivider shall obtain City Council <br />approval of a Subdivision Map (Final Map) and enter into a Subdivision <br />Improvement Agreement and other agreements required by the City Engineer for <br />the project. <br />2. Prior to the issuance of building permits, the subdivider shall provide in Adobe <br />Acrobat, PDF format on CD-R media, a complete compilation of final plans, <br />reports and documents submitted for approval of the development. A total of five <br />disks shall be submitted to the City. <br />3. The Vesting Tentative Map shows aturn-around area as part of the adjacent <br />parcels. The private street and turn-around shall be one common area parcel and <br />the adjacent parcels boundaries need to be revised.
