14. If the design of any site improvement requires encroachments onto neighboring <br />properties during construction, written agreements with that property owner shall be <br />submitted to the City Engineer, for review and approval, prior to approval of the Final <br />Map. <br />15. All T.V. Cable facilities shall be located and installed in accordance with the City's <br />"Design and Construction Standards for Ground-Mounted T.V. Cable Facilities." <br />16. Prior to the issuance of building permits for the project, the Subdivider shall obtain an <br />Encroachment Permit from the Engineering and Transportation Department for any <br />work within the public right-of--way on Doolittle Drive and Sitka Street. <br />17. The proposed Conditions, Covenants, and Restrictions (CCR's) for the project shall <br />be approved by the City prior to approval of the final map. <br />18. Prior to the recordation of the final map with the Alameda County Recorder, <br />Subdivider shall submit to the City Engineer a computer disk with a file of the points <br />and lines of the final map in an AutoCAD-readable format compatible with the City's <br />Automated Mapping System. Additionally Subdivider is to provide a computer disk <br />that includes AutoCAD-readable files of the public and private improvements, PDF <br />files of geotechnical reports, hydraulic reports and any other required submitted <br />documents. <br />19. Influence Area Disclosure <br />Prior to the final sale of any of the homes on Parcel Map 8200, also known as 1903 <br />Doolittle Drive, the developer (home seller) shall appropriately disclose to future <br />home purchasers that the property is in an influence area where airport-related noise, <br />overflight, safety, or airspace protection factors may be discerned on the property. <br />Said disclosure shall include but is not limited to be provided in such form as a deed <br />restrictions/notifications, and a Prospective Purchasers Agreement. <br />B. STREETS <br />1. The City Senior Traffic Engineer must approve all drive widths and sections within <br />the project boundary. <br />2. Subdivider shall remove unused driveways, any substandard curb, gutter and <br />sidewalk, along the full project frontage on Doolittle Drive and Sitka Street, and shall <br />construct new City standard curb, gutter and sidewalk in the same location and/or <br />alignment as the existing concrete improvements. <br />3. A handicap ramp meeting the most current standards shall be provided at the corner of <br />Doolittle Drive and Sitka Street. <br />Page 3 <br />
