EXHIBIT °A" PLAYFIELD AREA - BANCROFT JUNIOR HIGH SCHOOL All that certain real property situate in the city of San Leandro, county of Alameda, state of California, described as follows: Being portions of those certain parcels of land described in the deeds to the Oakland High School District of Alameda County recorded April 29, 1925 in book 952 at page 369 and recorded July 20, 1925 in book 1095 at page 110, official records of Alameda County, more particularly described as follows: BEGINNING at a point in the northeasterly line of said parcel of land described in the deed recorded April 29, 1925 in book 952 at page 369, Alameda County Records, distant thereon North 19°25'00" West, 378.00 feet from the easterly most corner thereof, said corner being a point in the northwesterly line of Estudillo Avenue, formerly Ward Avenue. Thence leaving said northeasterly line, parallel with said northwesterly line of Estudillo Avenue, South 70°35'00" West, 15.00 feet; Thence North 19°25'00" West, 37.00 feet; Thence South 70°35'00" West, 378.41 feet to a-point in the northeasterly line of that certain parcel of land described in the deed to the city of San Leandro recorded January 15, 1927 in Liber 1481 at Page 337, official records of Alameda County; Thence along said northeasterly line, North 19°25'00" West, 345.45 feet to the northwesterly line of said parcel of land described in the aforementioned deed recorded July 20, 1925 in book 1095 at page 110, official records of Alameda County, said northwesterly line being the center line of San Leandro Creek; Thence along said center line of San Leandro Creek as said line is described in said deeds recorded July 20, 1925 (1095 O.R. 110) and April 29, 1925 (952 O.R. 369) respectively, the following two courses: 1.) North 52°00'00" East, 144.44 feet; and 2.) .North 1°15'00" East, 297.67 feet; Thence leaving said center line of San Leandro Creek, North 70°35'00" East, 151.49 feet to a point in the aforementioned northeasterly line of said parcel of land described in the deed recorded April 27, 1925 (952 O.R. 369);
