Hazardous Materials, continued <br />Discussion• <br />VII(d): Appendix B of the Housing Element indicates that several of the potential housing sites in San Leandro may require <br />further investigations of hazardous materials prior to construction. Some of the sites are currently developed with truck <br />terminals and industrial uses. Soil and groundwater remediation could be required before residential uses are permitted. <br />Abatement of asbestos and lead-based paint also could be required if existing buildings are to be demolished to make way for <br />housing development. <br />The Midtown Specific Plan EIR included mitigation measures to reduce potential exposure to hazardous materials, including <br />requirements for Phase I Environmental Site Assessments for any project within 100 feet of a listed hazardous materials site. <br />This requirement would also apply to projects outside the Midtown area and will mitigate impacts to a less than significant <br />level. <br />WILL THE PROJECT: IMPACT <br /> Less Than <br /> Potentially Significant Less Than <br /> Cumulative Significant With Significant No Source <br /> Impact Mitigation Impact Impact <br /> Incorporation <br />VIII.
