IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO
RESOLUTION N0.2003 -113 (2985)
RESOLUTION APPROVING FINDINGS FOR
VESTING TENTATIVE MAP, TRACT 7413; 977/15041 HESPERIAN BOULEVARD
SUBDIVISION AT THE WEST SIDE OF HESPERIAN BOULEVARD AT THE
CASTLE DRIVE TERMINUS
ASSESSOR'S PARCEL NUMBERS 77d-1480-10 AND -11
Findings
The City Council of the City of San Leandro finds that the proposed map, together with the
provisions for its design and improvements, are as follows:
A. The proposed map will be consistent with the General Plan in that it provides for
low/medium-density residential zoning of RM-3000, which is conditionally compatible
with the General Plan Land Use designation of High Density Residential.
B. The design and improvements of the proposed subdivision is consistent with the General
Plan in that it includes an orderly division of parcels which are adequately served by
streets and with drainage for detached single-family residential development.
C. The site is physically suitable for residential development in that it is relatively flat, and
there are no known problems regarding, cultural, historical or scenic aspects. Soil
stability and remediation of hazardous materials will be reviewed thoroughly prior to
issuance of building permits.
D. The proposed density of development of one dwelling unit per 2,525 square feet (11
units/acre) will be compatible with adjacent existing mixture of uses which includes low-,
medium-, and high-density residential development and commercial uses.
E. The design of the subdivision or proposed improvements is not likely to cause substantial
environmental damage or substantially and avoidably injure fish or wildlife or their
habitat as stated in the Mitigated Negative Declaration.
F. The design of the subdivision or type of improvements is not likely to cause serious
public health problems. A residential subdivision will not involve significant amounts of
hazardous materials or products.
G. The design of the subdivision or type of improvements will not conflict with easements,
acquired by the public at large, for access through or use of, property within the proposed
subdivision in that there are no known easements or proposed easements which the
subdivision may affect or may affect the subdivision.
