EXHIBIT A <br />SCOPE OF SERVICES <br />1.0 DESCRIPTION: <br />The San Leandro Community Library Center was completed in 2000. The building was <br />designed by Collaborative Design Architects, and contains a public library, meeting <br />rooms, staff areas, administration areas, a lecture hall, two kitchens, and a cafe. The cafe <br />is located near the main entrance on the East side of the building. Across the lobby from <br />the cafe is a space that is designated customer service. <br />The first portion of this project is conversion of a portion of the gallery (room 101} to a <br />retail space for use by City Connection, a shop that sells items with City of San Leandro <br />insignia. This retail space will be approximately 339 square feet. The second portion of <br />the project is to convert the customer service area (rooms 139 and 140) to a retail space <br />for use by the Friends of the Library as a bookstore. This retail space will be <br />approximately 253 s.f. <br />It is envisioned that the project will encompass non-structural tenant improvement type <br />work. Modification to the fire sprinkler system and HVAC system maybe required. <br />New lighting will be required in the bookstore and maybe required in the City <br />Connection space. <br />This contract is for design services on the project from conceptual level through <br />construction documents. Construction assistance is not part of this contract. During <br />design the Administrator and Library Director as well as any other staff required will <br />serve as a project management team (PMT), this team will review design progress and <br />give direction to the Contractor. <br />The construction documents shall set forth the details of the construction including <br />demolition, architectural systems and their connections, electrical systems (lights, power, <br />phone, data), HVAC system, shelving, and display cases. Design services include <br />choosing and specifying furniture for the two spaces. A security system and any changes <br />to the fire sprinkler system shall be generally shown on the drawings but shall be design <br />build. The work may include casework or cabinetry. The bookstore space has an <br />existing jack for a security camera. A jack shall be added in the City Connection space <br />for a new security camera, cable for this camera will need to be routed to a vacant jack in <br />the second floor library area used for periodicals. Both the bookstore and the City <br />Connection space shall have telephone service and electrical power as required for a cash <br />register, credit card machine, and desktop computer. <br />2.0 BASIC SERVICES <br />2.1 CONCEPTUAL DESIGN <br />Main Library Bookstore Page 3 of 20 <br />Collaborative Design Architects, Inc. <br />
