EXHIBIT A SCOPE OF SERVICES 1.0 DESCRIPTION: The San Leandro Community Library Center was completed in 2000. The building was designed by Collaborative Design Architects, and contains a public library, meeting rooms, staff areas, administration areas, a lecture hall, two kitchens, and a cafe. The cafe is located near the main entrance on the East side of the building. Across the lobby from the cafe is a space that is designated customer service. The first portion of this project is conversion of a portion of the gallery (room 101} to a retail space for use by City Connection, a shop that sells items with City of San Leandro insignia. This retail space will be approximately 339 square feet. The second portion of the project is to convert the customer service area (rooms 139 and 140) to a retail space for use by the Friends of the Library as a bookstore. This retail space will be approximately 253 s.f. It is envisioned that the project will encompass non-structural tenant improvement type work. Modification to the fire sprinkler system and HVAC system maybe required. New lighting will be required in the bookstore and maybe required in the City Connection space. This contract is for design services on the project from conceptual level through construction documents. Construction assistance is not part of this contract. During design the Administrator and Library Director as well as any other staff required will serve as a project management team (PMT), this team will review design progress and give direction to the Contractor. The construction documents shall set forth the details of the construction including demolition, architectural systems and their connections, electrical systems (lights, power, phone, data), HVAC system, shelving, and display cases. Design services include choosing and specifying furniture for the two spaces. A security system and any changes to the fire sprinkler system shall be generally shown on the drawings but shall be design build. The work may include casework or cabinetry. The bookstore space has an existing jack for a security camera. A jack shall be added in the City Connection space for a new security camera, cable for this camera will need to be routed to a vacant jack in the second floor library area used for periodicals. Both the bookstore and the City Connection space shall have telephone service and electrical power as required for a cash register, credit card machine, and desktop computer. 2.0 BASIC SERVICES 2.1 CONCEPTUAL DESIGN Main Library Bookstore Page 3 of 20 Collaborative Design Architects, Inc.
