EXHIBIT "A" <br />CITY ENGINEER'S REPORT <br />AND <br />CONDITIONS OF APPROVAL <br />FOR <br />PARCEL MAP 8250 <br />1799 FACTOR AVENUE <br />FINDINGS: <br />Pursuant to the Provisions of Section 7-1-520 of the San Leandro Municipal Code, I have <br />examined Parcel Map 8250 and find that it is in compliance with Title VII, Chapter 1 of the San <br />Leandro Municipal Code and the State Subdivision Map Act. I recommend the following <br />Conditions of Approval which shall be completed prior to the issuance of any building permit on <br />the subdivided properties. <br />Conditions of Approval <br />Subdivider shall extend the existing public storm drain line up to the curb return of the <br />proposed hammerhead and install two new catch basins and a manhole. <br />2. Subdivider shall construct the hammerhead per Fire Department requirements. <br />Subdivider shall obtain an Encroachment Permit to perform the above described work as <br />per approved improvement plans and shall post an acceptable form of security for the <br />100% estimated cost of work. <br />4. Site Improvement Plans for all on-site improvements and street improvement plans far <br />off-site improvements shall be prepared by a Registered Civil Engineer and approved by <br />the City Engineer prior to approval of any Building Permit.
