<br />EXHIBIT "A.. <br />CITY ENGINEER'S REPORT <br />FOR <br />FINAL TRACT MAP 7293 <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7293 and find that it is in substantial conformance with the <br />approved Vesting Tentative Map, and that the developer has either satisfied or provided security <br />far the improvements in compliance with Title VI, Chapter 1 of the San Leandro Municipal Code <br />and the State Subdivision Map Act and requirements of the Conditions of Approval for the <br />Vesting Tentative Map Tract 7293 listed below. <br />CONDITIONS <br />I recommend the following Conditions of Approval for Vesting Tentative Tract Map 7293. <br />A. GENERAL CONDITIONS: <br />1. Site Improvement Plans for all on-site improvements and street <br />improvement plans for off-site improvements shall be prepared by a <br />Registered Civil Engineer and approved by the City Engineer prior to <br />approval of the Final Map. All improvements shall be designed and <br />constructed in accordance with the City's Design Standards, Specifications <br />and Standard Plans, unless otherwise specifically approved by the City <br />Engineer. Off-site improvements include, but are not limited to, the <br />following: drainage, street reconstruction, sidewalk, utilities and <br />landscaping; water mains and fire hydrants; sanitary sewer; utility <br />undergrounding; and any other off-site improvements listed herein, and <br />necessary for a complete and acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) <br />(1), the City HEREBY NOTIFIES the applicant for this Project that the <br />90-day approval period (in which the applicant may protest the imposition <br />of any fees, dedications, reservations, or other exactions imposed on this <br />Project by these Conditions of Approval) will begin on the date of the <br />conditional approval of this Project. If the applicant/property owner fails <br />to file a protest within this 90-day period, complying with all of the <br />requirements of Government Code Section 66020, they will be legally <br />barred from later challenging any such fees, dedications, reservations or <br />other exactions. <br />Page 1 of 6 <br />
