EXHIBIT °A" <br />CITY ENGINEER'S REPORT <br />FINAL TRACT MAP 7264 <br />FINDINGS <br />Pursuant to the provisions of Section 7-1-315 of the San Leandro Municipal Code, I have <br />examined the Final Map for Tract 7264 and find that it is in substantial conformance with <br />approved Vesting Tentative Map, and that the developer has either satisfied or provided security <br />for the improvements in compliance with Title VII, Chapter 1 of the San Leandro Municipal <br />Code and the State Subdivision Map Act and requirements of the Conditions of Approval for the <br />Vesting Tentative Map Tract 7264. <br />CONDITIONS OF APPROVAL <br />I recommend the following Conditions of Approval for Vesting Tentative Tract Map 7264: <br />A. GENERAL COMMENTS <br />1. Site Improvement Plans for all on-site improvements and street improvement <br />plans for off-site improvements shall be prepared by a Registered Civil Engineer <br />and approved by the City Engineer prior to approval of the Final Map. All <br />improvements shall be designed and constructed in accordance with the City's <br />Subdivision Improvement Standards. Off-site improvements include, but are not <br />limited to, the following: Preda Street pavement rehabilitation, removal and <br />replacement of all concrete improvements along Preda Street along the project <br />frontages, drainage, utilities and landscaping; water mains and fire hydrants; <br />potential sanitary sewer system capsizing; utility undergrounding; and any other <br />off-site improvements listed herein, or as determined by the City Engineer to be <br />necessary for a complete and acceptable public improvement project. <br />2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the <br />City HEREBY NOTIFIES the applicant for this Project that the 90-day approval <br />period (in which the applicant may protest the imposition of any fees, dedications, <br />reservations, or other exactions imposed on this Project by these Conditions of <br />Approval) will begin on the date of the conditional approval of this Project. If the <br />applicant/property owner fails to file a protest within this 90-day period, complying <br />with all of the requirements of Government Code Section 66020, they will be <br />legally barred from later challenging any such fees, dedications, reservations, or <br />other exactions. <br />3. Public Utility Easements shall be provided over all off-site and on-site <br />improvements that do not already have easements. Developer shall dedicate <br />public utility and emergency access easements on the Final Map, as directed by <br />the City Engineer. Public utility easements (PUEs), five (5) feet wide, shall be <br />located behind and parallel with the public street rights-of--way. Additional PUEs, <br />three (3) feet wide, for an aggregate of six (6) feet, shall be located on each side <br />
