III. FIRE DEPARTMENT <br />A. Prior to issuance of a certificate of occupancy, the property owner/applicant shall <br />obtain a final for a building permit to change the previous use to the proposed A-3 <br />occupancy. The building permit shall include details on how it will comply with A- <br />3occupancy requirements such as panic hardware required for the doors. <br />B. All building and fire code requirements for exits, aisles and occupant loads shall be <br />maintained at all times. <br />IV. BUILDING SAFETY <br />A. Prior to issuance of a certificate of occupancy, building plans shall be submitted and <br />approved that show how the project complies with the proposed A-3 occupancy. <br />Structural calculations and a report may be required if the change of use is from a <br />less hazardous use to a more hazardous use. <br />V. MAINTENANCE <br />A. The site shall be maintained and shall be kept free of litter, debris and weeds. <br />B. Any graffiti shall be promptly removed from building walls and fences. <br />VI. GENERAL CONDITIONS <br />A. A sign permit shall be obtained from Building Safety prior to being installed. <br />Details for the sign shall be submitted to the Community Development Director for <br />review and approval and shall comply with the sign program adopted for the center, <br />using the same materials and colors and comprising individual letters of the same <br />font. <br />B. The approvals granted by the City as a result of this application, as well as the <br />Conditions of Approval, shall be recorded in the office of the County Recorder of <br />Alameda County. <br />C. No application for amendment of the application or Conditions of Approval maybe <br />submitted or accepted for processing by the City unless (i) there is full compliance <br />with all terms of the application and Conditions of Approval; or (ii) the Community <br />Development Director waives compliance with the terms of the application and <br />Conditions of Approval pending application for amendment. <br />D. Pursuant to Zoning Code Section 5-2218, this approval shall lapse on June 19, 2008 <br />unless a) diligent progress evidencing good faith intent to commence the intended <br />use, or b) a written request for cone-year extension of the use permit is approved by <br />the Zoning Enforcement Official prior to the expiration of the use permit. <br />Conditions of Approval June 19, 2008 <br />PLN2008-0001 b Page 4 of 4 <br />
