EXHIBIT C <br />DEVELOPER WORK SCHEDULE <br />Task Deadline <br />1. Presentation of ENRA to Redevelopment Agency September 8, 2009 <br /> Governing Board and Developer Signature of ENRA <br /> <br />2. Hold Community Meetings. Developer shall hold <br />Town Hall Community meetings and other Ongoing <br /> community meetings to share Project concepts and <br /> obtain feedback. <br />3. Participate in City Council/Agency Governin~Board Ongoing <br /> Meetings. Developer shall be available and shall <br /> participate in Agency governing board/City Council <br /> meetings and work sessions, as requested by Agency <br /> staff. <br />4. Preliminary Project Concept Submittal. The June 2010 <br /> Developer shall deliver to the Agency a preliminary <br /> development concept, including conceptual land use <br /> and massing plan. <br />5. Developer Due Dili eg nce. Completion by the October 2010 <br /> Developer of the due diligence which may include the <br /> following items: soils/geotechnical, Phase I, hazardous <br /> materials, title review, boundary/ALTA survey, initial <br /> traffic study, initial utility study, acoustics, entitlement <br /> process, retail market study, and/or other studies as <br /> needed as determined by Developer in Developer's <br /> sole discretion. <br />6. Negotiation of Business Terms for Agreement February 2011 <br /> Re arding Development of Project. Developer and <br /> Agency will negotiate principal business terms. <br />7. Final Project Concept Submittal. Developer to submit March 2011 <br /> detailed development program including: type and <br /> size of construction; residential unit mix by number of <br /> bedrooms and square feet per unit, including number <br /> of affordable units by type of unit; parking plan; retail <br /> plan including square feet and target tenants, office <br /> plan including square feet site plans and floor plans; <br /> access/circulation plan; elevations; and, financial pro <br /> forma. <br />1284546-2 15 <br />OHS West260718899.2 <br />19268-3 C14 <br />
