CIP Golf Fund Appropriation Page 2
proposed five (5) year plan for major improvements, refurbishment and enhancements for the
facility. Below is the latest 5-year CIP plan:
Year Prot ct Status
2009 Refurbish Range Structure & Range Amenities
Marina Pump Station Upgrades
2010 Tony Lema Pump Station Upgrades
Synthetic Turf Repairs
2011 No CIP Scheduled
2012 No CIP Scheduled
2013 Range Improvements: new irrigation & paspalum turf,
replace perimeter safety netting and tree removal
Completed
$181,162
$ 11,540
$476,000
The two projects from 2009 came in under budget by $11,139. As of February 26, 2010, there is
$192,702.74 available in the CIP Fund.
As listed above, the CIP proposed in 2010 includes upgrades to the Tony Lema pump station and
repairs to the driving range synthetic turf. Below is a brief description of the projects.
This pump station upgrade involves removal of the existing package pump system and
installation of a new Flowtronex station. The contractor will duplicate the flow characteristics of
the existing station. Work will include new pumps, motors, and variable frequency drive (VFD)
controls. In addition, the station will be designed to accommodate the existing Amiad filter.
Last spring, renovation of the Marina Golf Course pump station was completed, which has
greatly improved the efficiency of that course's irrigation system.
Staff is confident that completing this project will continue to ensure that Monarch Bay remains
competitive in today's golf market. Staff believes that this proposed CIP project will not only
improve the golf experience at Monarch Bay but will also decrease operating costs.
In addition to the pump station project, AGC is requesting to do maintenance and repair to the
driving range's synthetic turf. Range improvements are proposed for 2013, however existing
circumstances with the synthetic turf have deteriorated to the point that repairs must be made
now to ensure that it is usable for an additional three years. Specifically, this project will include
re-grading approximately 3,780 square feet, installing new synthetic turf, and staking and
securing the new turf to the old turf. Current deteriorated conditions require hand-picking of
balls in bare areas. It is anticipated that the repairs will improve the aesthetics of the driving
range by eliminating the weeds that have popped up in the bare areas.
