If the site were to be developed with a 1.16 million square foot office campus complex, it is
estimated that the complex would generate approximately $921,000 of annual General Fund
revenue beyond what is projected to be generated by the Medical Center. While the cost of
providing city services to an office complex has not been evaluated, based on the experiences
of other office parks, it is estimated that an office park would generate a surplus to the City's
General Fund.
Keyser Marston Associates, Inc.
