TM 7579 -Accepting Subdivision Improvement Work 2 June 7, 2010 The private improvements, consisting mainly of roadways, landscaping, and sidewalks within the development, are now complete and ready for acceptance. Analysis The developer submitted the required maintenance security and insurance for the private improvements to guarantee that any defective work will be repaired or reconstructed during the required one-year warranty period that will begin on June 7, 2010. The resolution initially accepting the private improvements authorizes the City Manager to release the maintenance security following completion of any necessary repairs that 'become evident during the warranty period. Previous City Council Action(s) • On March 20, 2006, by Resolution No. 2006-028, the City Council approved the Final Subdivision Map and improvement agreements for Tract 7579 • On January 22, 2008, by Resolution No. 2008-005, the City Council accepted an easement and approved aone-year extension to the improvement agreements • On December 15, 2008, by Resolution No. 2008-150, the City Council approved a second one-year extension to the improvement agreements • On May 18, 2009, by Resolution No. 2009-068, the City Council accepted the public improvements required by the improvement agreement Permits and/or Variances Granted The developer obtained all applicable permits for the installed work. Environmental Review • A Mitigated Environmental Impact Report for this project was certified by the City Council as part of the Planned Development Plan process • No further environmental approval actions are necessary for this action Board/Commission Findings • The Planning Commission granted PLN2004-00101 approving a planned development vesting tentative map and general plan map amendment for the subject project on April 20, 2005 Fiscal Impact • There is no fiscal impact from this subdivision • All costs incurred in preparing and processing Tract Map 7579 were paid by the developer
