TM 7579 -Accepting Subdivision Improvement Work 2 June 7, 2010 <br />The private improvements, consisting mainly of roadways, landscaping, and sidewalks within the <br />development, are now complete and ready for acceptance. <br />Analysis <br />The developer submitted the required maintenance security and insurance for the private <br />improvements to guarantee that any defective work will be repaired or reconstructed during the <br />required one-year warranty period that will begin on June 7, 2010. <br />The resolution initially accepting the private improvements authorizes the City Manager to <br />release the maintenance security following completion of any necessary repairs that 'become <br />evident during the warranty period. <br />Previous City Council Action(s) <br />• On March 20, 2006, by Resolution No. 2006-028, the City Council approved the Final <br />Subdivision Map and improvement agreements for Tract 7579 <br />• On January 22, 2008, by Resolution No. 2008-005, the City Council accepted an easement <br />and approved aone-year extension to the improvement agreements <br />• On December 15, 2008, by Resolution No. 2008-150, the City Council approved a second <br />one-year extension to the improvement agreements <br />• On May 18, 2009, by Resolution No. 2009-068, the City Council accepted the public <br />improvements required by the improvement agreement <br />Permits and/or Variances Granted <br />The developer obtained all applicable permits for the installed work. <br />Environmental Review <br />• A Mitigated Environmental Impact Report for this project was certified by the City Council <br />as part of the Planned Development Plan process <br />• No further environmental approval actions are necessary for this action <br />Board/Commission Findings <br />• The Planning Commission granted PLN2004-00101 approving a planned development <br />vesting tentative map and general plan map amendment for the subject project on April 20, <br />2005 <br />Fiscal Impact <br />• There is no fiscal impact from this subdivision <br />• All costs incurred in preparing and processing Tract Map 7579 were paid by the developer <br />
