Appendix -Design Guidelines <br />faces. All stucco surfaces should be smooth to prevent collection of <br />dirt and surface pollutants and deterioration of painted surfaces. <br />3. Precast Concrete -options in terms of form work, pigments, and <br />aggregates should be explored to create rich surfaces. <br />4. Ceramic Tile - is recommended as an accent material. <br />5. Not Appropriate: The following materials are not appropriate for <br />exterior treatment: <br />6. Glazing -Clear glazing is strongly recommended. Reflective glazing <br />should not be used. If tinted glazing is used, tint should be as light as <br />possible (green, grey, and blue are recommended). <br />H. ROOF DESIGN -Roofs should complement facade composition and wall <br />surfaces in terms of style, detailing and materials. They should contribute <br />expressive and interesting forms that add to the overall character of the <br />area and are attractive when viewed from surrounding areas. Multi-slope <br />roofs are generally recommended. <br />a. Plywood batten board. <br />b. Concrete block. <br />c. Aluminum siding. <br />G. WINDOWS -are an important element of building composition and an <br />indicator of overall building quality. <br />1. Window-to Wall Proportion - In general, upper stories should have <br />a window-to-wall area proportion that is smaller (typically 30 - 50%) <br />than ground-floor office spaces or storefronts. <br />2. Window Openings -should generally be vertical (i.e., higher than <br />wide) in orientation, or square; if square, window panes should be <br />square or vertical in shape. Strongly horizontal "ribbon windows" <br />are not recommended. <br />3. Window Inset -Glass should be inset a minimum of 3 inches from <br />the exterior wall surface or from surrounding window frame to add <br />surface relief; this is especially important for stucco buildings. <br />4. Shaped Frames and Sills - should be used to enhance openings and <br />provide additional relief. They should be proportional to the glass <br />area framed; e.g., a larger window should have thicker framing mem- <br />bers. <br />5. Mullions and Muntins -are recommended to create multi-pane win- <br />dows. Snap-in grilles or muntins should not be used. Multi-pane <br />windows are especially recommended for highly-visible locations I~ <br />such as the main building entrance, the first floor windows, and spe- <br />cial or projecting building masses. <br />1. Roof Slopes -should be between 30° and 60°. <br />2. Roofs Should Extend - across a minimum of 75% of office building <br />frontages to ensure the roof contributes significantly to the charac- <br />ter of the building. <br />3. Roof Ridges - should be aligned to be parallel and/or perpendicular <br />to the street frontage. <br />4. Roof Overhangs -are recommended. Overhangs should be a mini- <br />mum of three (3) feet, with additional articulation in the form of sup- <br />port braces, significant fascia panels, and/or exposed beams/rafter <br />ends. <br />5. Fascia Panels - should be substantial in dimension, in proportion to <br />the roof they trim. <br />6. Materials: <br />a. Metal Seam Roofing -should be anodized, fluorocoated or <br />painted. Copper and lead roofs should be natural or oxidized. <br />b. Clay, Ceramic or Concrete Tile - is recommended for decora- <br />tive roof shapes, such as parapets, domes, and turrets. <br />c. Tar and Gravel, Composition, or Elastomeric Roofs - should be <br />screened by parapets or false-front sections of sloping roofs. <br />d. Asphalt or Wood Shingles -are not recommended. <br />BALCONIES & LOGGIAS -Large and/or shared balcony areas should <br />be designed as loggia/arcades, with attractive columns and other fram- <br />ing members. <br />-A3- <br />
