i <br />IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br />RESOLUTION NO. 2001-55 (2899) <br />RESOLUTION APPROVING FINDINGS FOR VESTING TENTATIVE MAP <br />(Vesting Tentative Map, Tract 7053; Preda Street Subdivision; <br />Approximately 8.78 acre area at the North End of Preda Street; <br />Assessor's Parcel Numbers 75-131-1-3, 2-4, 2-10, and 75-141-1-1) <br />Findings <br />The City Council of the City of San Leandro finds that the proposed map, together with the <br />provisions for its design and improvements, are as follows: <br />A. The proposed map will be consistent with the General Plan in that it provides for low- <br />density residential use in an area with an existing low density residential development <br />adjacent to the south and west of the site. <br />B. The design and improvements of the proposed subdivision is consistent with the General <br />Plan in that it includes an orderly division of parcels which are adequately served by <br />streets and with drainage for single-family residential development. <br />C. The site is physically suitable for residential development in that it is relatively flat, and <br />there are no known problems regarding, cultural, historical or scenic aspects. Soil <br />stability will be reviewed thoroughly prior to issuance of building permits. Plant life will <br />be indexed for retention along the creek bank. Any new plant material proposed along <br />the creek will be required to be native variety in a riparian habitat. <br />D. The proposed density of development of one dwelling unit per 5,543 square feet (7.9 <br />units/acre) will be compatible with adjacent existing low- density single-family <br />development. <br />E. The design of the subdivision or proposed improvements are not likely to cause <br />substantial environmental damage or substantially and avoidably injure fish or wildlife or <br />their habitat as stated in the Mitigated Negative Declaration. <br />F. The design of the subdivision or type of improvements is not likely to cause serious <br />public health problems. A residential subdivision will not involve significant amounts of <br />hazardous materials or products. <br />G. Although the map proposes the abandonment of Preda Street for the conversion into a <br />park and private street, the map identifies all existing underground facilities in it will be <br />maintained by the respective agencies. Thus, the design of the subdivision or type of <br />improvements will not conflict with or affect the existing easements. <br />
