EXHIBIT A <br />SCOPE OF SERVICES <br />1. UNDERSTANDING. The City plans to begin construction this year for a new fire station at <br />2194 Williams St., San Leandro, CA. The building is to include wood roof framing, CMU walls, <br />a concrete slab on grade sub-floor, electrical, mechanical, and plumbing systems. Site work <br />includes pavement removal, new driveways, parking areas, landscaping, sidewalk, signage, fuel <br />storage, emergency generator, and site drainage. Plans and specifications for the project have <br />been prepared by CJW Architecture ("Architect"). The City plans to enter into contract with a <br />company experienced in construction ("General Contractor") who will furnish all labor, <br />materials, and equipment required to build the project. <br />2. SCOPE OF WORK. <br />a. Pre-Construction Phase Services <br />i. Biddability/Constructability Review - Provide a review of the project plans <br />and specifications for completeness with emphasis on items that have <br />historically proven to be problem areas. The review will identify areas of <br />possible conflicts, such as differing site conditions, coordination between <br />various design disciplines, incompleteness of details and lack of continuity. <br />Submit written notes which detail the findings. <br />ii. Bid phase questions -Receive bidders questions, correspond with designer as <br />required. Respond to bidders questions as appropriate, record questions and <br />resulting actions. <br />iii. Pre-Bid Conference -Organize, schedule, attend and record apre-bid <br />conference. <br />iv. Bid Review -Prepare detailed bid tabulation, review all bids for conformance <br />to requirements, review and report on bidders' acceptability. <br />v. Pre-Construction Conference -Organize, schedule, attend, and record the pre- <br />construction conference prior to the start of any field activities. <br />b. Construction Phase Services <br />Contractor shall provide the following services for a construction period not to exceed 50 <br />weeks from the date the Notice to Proceed is sent to the General Contractor. <br />i. Meetings -Organize, attend and record weekly construction phase meetings. <br />ii. Consultant Management -Assist in the scheduling and quality review of <br />required consultants. <br />iii. Reports -Prepare reports that may be required during the construction phase, <br />document work and conditions daily on form provided by the City.
