Proper maintenance of landscaping, with minimal pesticide use, shall be <br />the responsibility of the property owner. <br />11. Irrigation shall be appropriate to the water requirements of the selected <br />plants. <br />12. Applicant shall select pest- and disease-resistant plants. <br />13. Applicant shall plant a diversity of species to prevent a potential pest <br />infestation from affecting the entire landscaping plan. <br />14. Applicant shall plant "insectar}~' plants in the landscaping to attract and <br />keep beneficial insects. <br />R. Applicant shall construct the following work prior to issuance of certificate of <br />occupancy for the Hospital Support Building: convert the existing utilities from <br />overhead to underground along the entire Merced Street frontage. <br />S. Applicant shall construct the following work prior to issuance of certificate of <br />occupancy for the Hospital Support Building: remove any unused driveways or <br />damaged driveways, sidewalk, and curb and gutter along any unimproved <br />property frontage and construct new City standard driveway, sidewalk, curb and <br />gutter in place of the removed items and all other improvements identified in the <br />approved public improvement plans unless otherwise guaranteed. <br />T. Applicant shall maintain landscaping on all lots unless they are under <br />construction, being used for construction staging, or covered by existing <br />vegetation or improvements. <br />U. Applicant shall comply with the following high standards for sanitation during <br />construction of improvements: Garbage cans, construction dumpsters, and debris <br />piles shall be removed on a minimum weekly basis. All food related trash items <br />such as wrappers, cans, bottles, and food scraps shall be disposed of in closed <br />containers only and shall be regularly removed from the site. Inspections, <br />conducted as part of the regular construction compliance, will be conducted to <br />ensure compliance of the Applicant and contractors with this requirement. <br />V BUILDING DEPARTMENT REQUIREMENTS <br />A. The HSB shall comply with the applicable construction codes as adopted/ <br />amended and enforced by the City of San Leandro. <br />B. The site shall be moved from the FEMA designated flood zone or comply with <br />the NFIP applicable requirements. <br />C.
