EXPLANATION: The traffic volumes associated with this project are not anticipated to be substantial and would not be above <br />those levels anticipated by the current General Plan and proposed updated General Plan. Therefore, a significant increase in air <br />emission or deterioration of ambient air quality attributed to the project is not anticipated. It should be noted that the latest <br />information provided by the Bay Area Air Quality Management District (BAAQMD) indicates that the Bay Area is a designated <br />non atta+*+?nent area for ozone and particulate matter (PMIO). Typically, the BAAQMD does not require site-specific air quality <br />analyses for projects that do not meet a minimum size threshold (typically, buildings in excess of 300,000 square feet-the two <br />automobile dealerships would be approximately 30,000 square feet each), which this project would not meet. Best Management <br />Practices (BMPs) are required as standard conditions of approval regarding the use of equipment during the grading phase. In <br />addition, the future development projects shall be conditioned to required that all trucks be covered, and that daily street sweeping <br />and site watering be implemented during the site remediation and construction phase. With implementation of these standad <br />conditions, potential air quality impacts related to the construction phase are anticipated to be less than significant. Apart from the property developed with a commercial nursery, o*_ram~*,±~~ trees and shrubs exist <br />scattered throughout. No lo7own raze or endangered plant or animal species are anticipated to exist in the project area.
