The proposed~project consists of the following components: 1) a Disposition and Development <br />Agreement (DDA) for the Agency to sell approximately 3.75 .acres to McDevitt ~ Inc. for an <br />automobile dealership and service center at 467 Marina Boulevard (eastern-most parcel); 2) A <br />DDA for the Agency to sell approximately 3.75 acres to the Anthony A; Batarse Family Trust for <br />an automobile dealership and service center at 517 Marina Boulevazd, and for the Trust's <br />development of 559-575 Marina Boulevard,''635 (portion) Marina Boulevazd and 765 Marina <br />Boulevard for automobile and/or motorcycle dealorships and service. centers and the sale and <br />display of new and used automobiles; 3) An Owner Participation Agreement (OPA) between the <br />Agency and F.I3. Dailey Motor Company for an automobile dealership and service center at 936 <br />• ~ Marina Boulevard; .4) public improvements in the form of a new street, sidewalks, curbs and <br />gutters at 505 Marina Boulevard. <br />For the purposes of this environmental review, the proposed McKevitt dealership site plan; the <br />proposed Batarse Trust dealership site plan, and the proposed new roadway are the only physical <br />changes addressed. For the properties indicated above as 936 Marina Boulevard, because these <br />properties encompasses less than five acres, future development of the.site would be exempt from <br />CEQA review (CEQA Section 15332). In addition, while it is anticipated that the new road will.be <br />extended to facilitate the development of properties to the south, it is not known at this time when <br />the. road would be fully developed and what uses would occur on the properties to the south. <br />Accordingly, any future extension of the roadway to the south will undergo its own environmental <br />review.. <br />Ytarina Square Auto Mall Expansion 1 ~ August 2001 <br />[uitial Study Checklist <br />
