EXPLANATION: • The existing zoning designation for the project area is IG Industrial General with S-Special. Review Overlay, Both the. existing General Plan and the proposed draft of the updated General Plan envisioned auto mall related uses. Therefore, development of the McKevitt and Batarse Tivst sites with automobile dealerships would be consistent with the level of traffic anticipated by the General Plan and CMA review and modeling would not be warranted. A newroadway would be built and would accommodate the adjacent properties to the west and east" The new road would intersect with Marina Boulevard and provide one left turn lane and one right turn lane onto Marina Boulevard. Traffic data indicates that trips generated by the new dealdrship would not warrant a signal at this new intersection. It would be controlled with a STOP sign for those exiting from the new road onto Marina Boulevard. Potential impacts related to the proposed i development are anticipated to be less than significant.
