EXPLANATION: • The existing zoning designation for the project area is IG Industrial General with S-Special. Review Overlay, <br />Both the. existing General Plan and the proposed draft of the updated General Plan envisioned auto mall related uses. (at a density <br />.consistent with what is being proposed) for the project site. Therefore, development of the McKevitt and Batarse Tivst sites with <br />automobile dealerships would be consistent with the level of traffic anticipated by the General Plan and CMA review and modeling <br />would not be warranted. A newroadway would be built and would accommodate the adjacent properties to the west and east" The <br />new road would intersect with Marina Boulevard and provide one left turn lane and one right turn lane onto Marina Boulevard. <br />Traffic data indicates that trips generated by the new dealdrship would not warrant a signal at this new intersection. It would be <br />controlled with a STOP sign for those exiting from the new road onto Marina Boulevard. Potential impacts related to the proposed i <br />development are anticipated to be less than significant.
