GROUND LEASE <br />AUTOMALL READER BOARD SIGN <br />This Ground Lease is made on May ��""' , 1997 between the <br />REDEVELOPMENT AGENCY OF THE CITY OF SAN LEANDRO, a public agency <br />(hereinafter referred to as "Landlord"), and the BATARSE FAMILY TRUST, U.T.A. <br />DATED MAY 7, 1987, ANTHONY A. BATARSE, JR_, TRUSTEE, (hereinafter <br />referred to as "Tenant"). <br />RECITALS <br />WHEREAS, Landlord is the owner of that certain unimproved real land, <br />located in the City of San Leandro,,and more particularly described in Exhibit A, <br />attached hereto (the "Premises"); and <br />WHEREAS, Tenant desires to lease the Premises for the purpose of <br />constructing and operating a reader board sign to advertise Tenant's adjacent <br />automobile dealerships; and <br />WHEREAS, the parties desire to enter into this ground lease (hereinafter <br />referred'to as the "Lease") upon the terms and conditions set forth below. <br />NOW THEREFORE, in consideration of the promises, covenants and <br />agreements of both parties as set forth below, the parties agree as follows: <br />AGREEMENT <br />1. LEASED PREMISES <br />1.1 Description of Leased Premises. Landlord leases to Tenant, and Tenant <br />hires from Landlord the Premises, together with all buildings and improvements <br />presently or from time to time hereafter thereon, and all appurtenances thereto, <br />including an access easement over and across adjacent real property to allow access to <br />the premises for construction and maintenance. <br />Automall Read Board Sign - Ground Lease <br />Final 5/07/97 Page 1 of 22 <br />
