The portion of the <br />original Yokota property subject to this reuse valuation is approximately 161,852 SF. <br />Based upon the foregoing analyses, the agreed upon payment from the Developer for <br />the Site of $2,720,245 ($3,237,040 less the discounted value of the tax increment <br />contribution from the Agency) is a fair consideration for the interest being conveyed to <br />the Developer. Therefore, the fair reuse value of the Site is $2,023,150, given the <br />specific conditions and covenants of the Agreement.
