• • <br /> 4. Prior to the approval of the first Final Map, the maintenance access to the storm drain <br /> on Lot 23, shall be approved by the City Engineer and Alameda County. The location <br /> of Road "13" over the existing storm drain facilities shall also be approved in writing by <br /> Alameda County. <br /> 5. Street lighting, maintained by the Home Owners' Association, shall be provided over <br /> the entire private street system, to the satisfaction of the City Engineer. The Subdivider <br /> shall analyze the existing illumination levels on the access road, Chapman Road and <br /> Fremont Avenue for compliance with the City of San Leandro minimum street lighting <br /> requirements, and shall install additional street lights, if required, along these roads. <br /> The location and construction of the electroliers shall be approved by the City <br /> Engineer prior to approval of the first Final Map of the project. <br /> 6. Handicap ramps shall be provided at appropriate locations throughout the subdivision, <br /> as directed by the City Engineer. <br /> 7. The Subdivider shall provide pedestrian access to and from the development along <br /> Chapman Road. Sidewalk shall be constructed along the full project frontage along <br /> Chapman Road, to connect to existing sidewalk on Chapman Road. <br /> 8. The entry into the subdivision from Fremont Avenue shall have decorative pavers and <br /> crosswalk across the entrance. <br /> C. STORM DRAINAGE <br /> I. All storm water runoff from the project and from the proposed concrete swale on the <br /> neighboring property behind lots 21,22 and 23 shall be collected in an underground <br /> system and conveyed to an appropriate storm drain system. Hydrologic and hydraulic <br /> calculations shall be reviewed and approved by the City Engineer and the Alameda <br /> County Public Works Agency. <br /> 2. The Subdivider proposes to include portions of the existing storm drain easement on <br /> Tract 7093 within proposed Lot 23. Prior to approval of the first Final Map, Subdivider <br /> shall submit written approval from the Alameda County Public Works Agency. The <br /> Subdivider shall make necessary payments to the County for their review. <br /> 3. The Subdivider shall provide a detailed capacity analysis of the existing City and <br /> County storm drain system through the subject property. Any improvements, if <br /> needed as a result of this analysis to accommodate flows from the project, shall be <br /> approved by the City Engineer and the Alameda County Public Works Department <br /> prior to the approval of the Final Maps for Tract 7092 and Tract 7093. The Subdivider <br /> shall pay all costs of the required improvements. <br /> 4. The proposed connections to Alameda County facilities shall be approved in writing by <br /> the Alameda County Public Works Agency. <br /> r¢ 99 <br />
