• • <br /> EXHIBIT "A" <br /> CITY ENGINEER'S REPORT <br /> AND <br /> CONDITIONS OF APPROVAL <br /> VESTING TENTATIVE TRACT MAPS 7092 & 7093 <br /> CHAPMAN PLACE <br /> FINDINGS <br /> Pursuant to the provisions of Section 7 -1 -315 of the San Leandro Municipal Code, I have <br /> examined the Vesting Tentative Maps for Tract 7092 and Tract 7093 and find that they <br /> are in compliance with Title VII, Chapter 1 of the San Leandro Municipal Code and the <br /> State Subdivision Map Act upon satisfactory completion of the requirements of the <br /> Conditions of Approval listed below. <br /> CONDITIONS OF APPROVAL <br /> I recommend the following Conditions of Approval for Vesting Tentative Tract Maps <br /> 7092 & 7093: <br /> A. GENERAL CONDITIONS: <br /> 1. Site Improvement Plans for all on -site improvements and street improvement plans for <br /> off-site improvements shall be prepared by a Registered Civil Engineer and approved <br /> by the City Engineer prior to approval of the Final Map. All improvements shall be <br /> designed and constructed in accordance with the City's Design Standards, <br /> Specifications and Standard Plans, unless otherwise specifically approved by the City <br /> Engineer. Off -site improvements include, but are not limited to, the following: <br /> drainage, sidewalk, utilities and landscaping; water mains and fire hydrants; potential <br /> sanitary and storm sewer system upsizing; utility undergrounding; and any other off - <br /> site improvements listed herein, and necessary for a complete and acceptable public <br /> improvement project. <br /> 2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City <br /> HEREBY NOTIFIES the applicant for this Project that the 90 -day approval period (in <br /> which the applicant may protest the imposition of any fees, dedications, reservations, or <br /> other exactions imposed on this Project by these Conditions of Approval) will begin on <br /> the date of the conditional approval of this Project. If the applicant/property owner fails <br /> to file a protest within this 90 -day period, complying with all of the requirements of <br /> Government Code Section 66020, they will be legally barred from later challenging any <br /> such fees, dedications, reservations or other exactions. <br /> 3.
