,.r <br /> IN THE CITY COUNCIL OF THE CITY OF SAN LEANDRO <br /> ORDINANCE NO. 97 - 027 (1099/1009/1024) <br /> AN ORDINANCE RECLASSIFYING CERTAIN PROPERTY HEREIN DESCRIBED <br /> AS TO ZONING DISTRICT AND AMENDING ZONING MAP (A- 97 -8), <br /> MARINA BOULEVARD REZONING TO PROVIDE "S" SPECIAL REVIEW <br /> OVERLAY DISTRICT TO ENCOURAGE PARTICULAR LAND USES <br /> IN THE AREA OF MARDI IA BOULEVARD BETWEEN <br /> DOOLITTLE DRIVE AND WASHI'i IGTON AVENUE <br /> Recitals <br /> WHEREAS, the San Leandro Planning Commission held a duly noticed public <br /> hearing on June 26, 1997, to review the proposed rezoning to provide an "S" Special <br /> Review Overlay District and to hear public testimony regarding this rezoning proposal. <br /> Following the hearing the Planning Commission recommended that the City Council <br /> approve the proposed "S" Special Review Overlay District to encourage particular land <br /> uses in the area of Marina Boulevard between Doolittle Drive and Washington Avenue, <br /> and <br /> WHEREAS, Public Notices informing residents of the time and place of the <br /> Planning Commission and City Council public hearings were published in the Daily <br /> Review, a local newspaper, at least 10 days before each public hearing, and <br /> WHEREAS, The proposed rezoning to provide an "S" Special Review Overlay <br /> District is consistent with the General Plan of the City of San Leandro because policies in <br /> the General Plan address the need to have new development be compatible with adjacent <br /> existing development and rehabilitation, and improvement should be encouraged when a <br /> change of use occurs. Utilization of the "S" Special Review Overlay District provides a <br /> framework for a transition from older uses to new uses that meet the criteria developed <br /> for that particular area. <br /> NOW, THEREFORE, the City Council of the City of San Leandro does hereby <br /> ORDAIN as follows: <br /> Section I, That property on Marina Boulevard between Doolittle Drive and <br /> Washington Avenue and portions of cross streets between Doolittle Drive and <br /> Washington Avenue will receive the "S" designation after the existing base zoning <br /> district. The existing base zoning districts are as follows: RM -1800 Residential Multi - <br /> Family District, CN Commercial Neighborhood District, CC Community Commercial <br /> District, CC (PD) Community Commercial (Planned Development) District, CR <br /> Commercial Recreation District, CS Commercial Service District, P Professional Office <br /> _ 1 <br />
