• <br /> EXHIBIT "A" <br /> CITY ENGINEER'S REPORT <br /> FOR <br /> FINAL TRACT MAP 7154 <br /> FINDINGS <br /> Pursuant to the provisions of Section 7 -1 -315 of the San Leandro Municipal Code, I have examined the <br /> Final Map for Tract 7154 and find that it is in substantial compliance with approved Vesting Tentative <br /> Map, and that the developer has either satisfied or provided security for the improvements in <br /> compliance with Title VII, Chapter 1 of the San Leandro Municipal Code and the State Subdivision <br /> Map Act and Conditions of Approval for Vesting Tentative Map Tract 7154 listed below. <br /> CONDITIONS Of APPROVAL <br /> recommend the following Conditions of Approval for Vesting Tentative Tract Map 7154: <br /> A. GENERAL CONDITIONS: <br /> 1. Site Improvement Plans for all on -site improvements and street improvement plans for off -site <br /> improvements shall be prepared by a Registered Civil Engineer and approved by the City Engineer <br /> prior to approval of the Final Map. All improvements shall be designed and constructed in <br /> accordance with the City's Design Standards, Specifications and Standard Plans, unless otherwise <br /> specifically approved by the City Engineer. Off -site improvements include, but are not limited to, the <br /> following: drainage, sidewalk, utilities and landscaping; water mains and fire hydrants; sanitary <br /> sewer; utility undergrounding; and any other off -site improvements listed herein, and necessary for a <br /> complete and acceptable public improvement project. <br /> 2. Pursuant to Government Code Section 66020, including Section 66020 (d) (1), the City HEREBY <br /> NOTIFIES the applicant for this Project that the 90 -day approval period (in which the applicant may <br /> protest the imposition of any fees, dedications, reservations, or other exactions imposed on this <br /> Project by these Conditions of Approval) will begin on the date of the conditional approval of this <br /> Project. If the applicant/property owner fails to file a protest within this 90 -day period, complying <br /> with all of the requirements of Government Code Section 66020, they will be legally barred from later <br /> challenging any such fees, dedications, reservations or other exactions. <br /> 3. Prior to approval of the Final Map, the Subdivider shall submit for approval by the City Engineer, an <br /> estimate of the cost of all work and improvements to be performed, both within the public rights -of- <br /> way and the project boundaries. <br /> 4. Prior to the approval of the Final Map, the Subdivider shall provide the City Engineer with an updated <br /> Preliminary Title Report, prepared within three months prior to the submittal of the Final Map to the <br /> City Engineer for review, for all lands contained within the boundary of that Final Map. <br /> 5. Subdivider shall dedicate Public Utility Easements (PUEs), five (5) feet wide, on each lot, parallel to <br /> and behind the public street right -of -way line.
